Common soffit intake formats include continuous strips, individual rectangular vents, and vented soffit panels. Compare them by their published net free ventilation area and the clear path into the attic, rather than judging them by appearance alone. This discussion applies to a vented attic; a sealed or conditioned attic needs its own assembly-specific evaluation.

What changes between soffit vent types?

A continuous strip distributes an opening along the overhang. Individual vents provide intake at separate locations. A vented panel combines the visible soffit finish with openings. The right format must fit the existing overhang and provide the planned intake without assuming that all visually similar products have equal capacity.

Owens Corning's ventilation guidance emphasizes balancing intake and exhaust. That is the central homeowner decision: compare a complete ventilation proposal, not a purchase list of vents. The contractor should explain where outside air enters and where it leaves.

Net free area is the useful comparison number

A vent's outer dimensions are not its usable opening. Screens, louvers, and the product design reduce the opening available for airflow. Look for the manufacturer's net free area, often stated in square inches per vent or per linear foot. Keep those units attached when comparing products.

For example, a proposal listing “20 vents” is missing important information. Twenty small vents and twenty larger vents can provide different total intake. A proposal listing the model and its published area lets the installer show the calculation and makes a later substitute easier to evaluate.

A visible opening does not prove an open air path

Ask whether the space behind the soffit has been inspected. The proposed intake needs a route past the roof edge into the intended attic space. A photograph of perforated panels outside is not evidence that the path behind them is clear. Likewise, a ridge vent at the peak does not demonstrate that sufficient replacement air can enter below.

Discuss separate attic compartments, additions, and low porch roofs individually. Do not assume the front and rear overhangs connect to the same open space. If the home has spray foam or an intentionally unvented attic, stop treating additional vents as an automatic upgrade and have the assembly evaluated first.

A planning example without guessing a building-code ratio

Suppose a qualified designer specifies 360 square inches of intake for a particular attic. Product A provides a hypothetical 9 square inches per linear foot. It would require 40 usable linear feet to provide that amount. Product B provides a hypothetical 36 square inches per unit. It would require 10 units. These figures illustrate arithmetic; they are not specifications for a real product or your home.

The next question is whether that much suitable installation space exists and whether the openings serve the required attic area. If only 25 feet of usable overhang is available, simply ordering 40 feet of strip does not solve the design. A different product or intake arrangement needs to be evaluated.

Have the contractor state the design basis, applicable requirements, attic dimensions, and intake/exhaust calculations. That approach avoids copying a universal ventilation ratio from the internet without checking whether its conditions apply to the building.

What should a ventilation proposal include?

  • The attic areas being served and whether they communicate.
  • The exact intake and exhaust products, with published net free areas.
  • The usable lengths or counts and the calculation behind them.
  • How the installer will verify a clear path from the intake.
  • What existing vents or blocked openings will change.
  • Photographs documenting the completed arrangement.

Do not judge success only by the attic feeling cooler on one afternoon. Weather and indoor conditions differ from day to day. Ask what condition the work is intended to correct and what evidence will verify the installation. If moisture or staining prompted the project, request a diagnosis of that problem rather than assuming every attic symptom is ventilation-related.

During a roof replacement, settle these details before the new roof closes off convenient inspection opportunities. Keep the product information with the roof warranty and completion photographs so future repairs preserve the intended ventilation arrangement.
