What the inspection should cover
GAF's roof asset-management guidance identifies maintenance concerns including debris, drainage, and roof details. Have a qualified provider use a checklist suited to the actual system and its warranty requirements.
- Debris and the condition of drains, scuppers, and discharge paths.
- Visible membrane damage and prior repair areas.
- Penetrations, equipment supports, and flashing transitions.
- Perimeter and wall details.
- Areas affected by service traffic or recent equipment work.
Give every finding a location and owner
Use a roof plan or consistent location names. Attach a photograph, describe the observation, and record who will resolve it. Distinguish completed repair, planned repair, and monitoring. Set inspection timing with the roofing professional and applicable manufacturer requirements rather than copying a calendar from an unrelated building.
For example, if HVAC work occurs beside an old patch, retain the service date and inspect the affected area afterward. That record helps separate a pre-existing condition from a new change without guessing responsibility.
Close the maintenance loop
Keep the original finding and completion photograph together. Ask whether the repair uses materials and methods compatible with the existing system. An invoice saying roof maintenance is less useful than one identifying the work locations and materials.
