Start with a water-path sketch

Before buying a flat-roof repair in New Orleans, ask the contractor to show where water should leave the roof and where it is actually collecting or entering. A patch location alone does not explain the drainage system. Request a sketch with roof sections, drains or scuppers, gutters, transitions, and the interior leak locations you reported.

This is particularly useful when an addition has a different roof system from the main building. The repair should explain the connection between those sections rather than treating each stain as an isolated hole. Tell the inspector when leaks occur, what repairs have been tried, and which areas could be accessed safely.

Separate an outlet problem from a roof-surface problem

Ask the inspector to distinguish obstructed drainage, a damaged outlet detail, surface deterioration, and conditions that require further evaluation. A proposal should explain which of these it addresses. Cleaning a drain is a different scope from rebuilding its connection to the roof, and neither automatically resolves moisture already present in the assembly.

Do not move water to another part of the property without a clear plan. Ask where repaired outlets discharge and whether the proposal requires another trade. Keep any plumbing, gutter, or structural work explicitly assigned so the roofer’s scope does not silently assume the owner will arrange a missing piece.

Identify the existing roof before choosing a repair product

Request the membrane or covering type and any known prior coating. Product compatibility and installation details matter at patches, seams, and penetrations. Ask the contractor for the selected manufacturer’s written system requirements and how it will verify the condition of the substrate beneath the proposed repair.

GAF’s recover guidance describes options that can retain portions of an existing assembly. Retention is a condition-dependent choice, not a reason to assume every existing layer should remain. Ask which layers your proposal retains, which are removed, and what evidence supports that decision.

Do not confuse ponding tolerance with drainage correction

A product may be marketed for exposure to standing water without changing the geometry that causes water to remain. Ask whether the proposed work actually changes drainage or only treats the surface. Have the contractor describe any unresolved low areas and what monitoring or further work it recommends.

For example, a hypothetical rear roof with a damaged scupper and several older patches needs a scope that explains both the outlet and surrounding surface. A whole-roof coating price without that explanation is difficult to compare with a targeted rebuild. The more useful bid identifies the observed defects and explains how water will leave afterward.

Check the building type and approval route

New Orleans’ residential reroofing announcement established a permit process for replacement of at least half the roof on one- and two-family dwellings. Ask Safety and Permits which current process applies to your repair or replacement, especially if the property has additional units, a commercial use, or historic review.

Have the contractor document the scope and address used for that determination. A low-slope roof does not identify the building’s legal use or permit route. Track required approvals separately from manufacturer requirements and any private warranty claim.

Define a completed repair in observable terms

Ask for before-and-after photos keyed to the roof sketch, the repair materials, and any appropriate verification. The final record should identify remaining limitations and who handles a callback. If inspection could not establish the condition below the surface, keep that uncertainty explicit rather than describing the whole roof as restored.

Request a New Orleans roof leak assessment and mention the low-slope section. Share prior invoices and safe interior photographs. The goal is a documented water-management repair, not a cosmetic layer over an unexplained leak.
