Natural vs. Synthetic Slate: An Honest Comparison
- Natural slate: quarried stone, 75-200 year lifespan, $20-$50+ per square foot installed
- Synthetic slate: molded composite, roughly 50-year warranties, $10-$20 per square foot installed
- Weight: natural slate runs 800-1,500 lbs per square; synthetic is about a quarter of that
- Hail: synthetic carries Class 4 impact ratings; hard natural slate resists most hail, but large stones can crack individual slates
- Historic districts generally require natural slate on contributing buildings
- We install both and will tell you plainly which one your roof, structure, and budget call for
Repair or Replace? How We Actually Decide
- Under roughly 20% slate failure on a hard-slate roof: repair — it will buy you decades
- Hard slate (Vermont, Virginia unfading) serves 150-200 years; soft slate serves 50-125
- Soft slate delaminating in layers across whole slopes: start planning the replacement
- Most "failed" slate roofs we inspect actually have failed flashings — a far cheaper fix
- Tar patches and face-nailed repairs from previous contractors shorten roof life; we unweave and re-slate correctly
- Written condition assessments so you can plan 5-10 years ahead instead of reacting to leaks
