Skylight Flashing Repair: Check the Unit and Roof Connection

A skylight-area leak needs an assessment of the unit, flashing, and surrounding roof. Replacing flashing alone does not address every possible source of water.

Use the correct flashing system

VELUX's flashing-system guide distinguishes kits by installation and covering. Have the installer identify the skylight model and compatible system before quoting the repair.

Ask which part is actually defective. A unit issue, a roof connection, and an interior moisture issue require different evidence. Supply dates and photographs showing when water appears; do not assume the closest visible joint is the source.

Define what gets removed

The scope should state whether the skylight remains, which adjacent roofing is disturbed, and who repairs any interior finish. Ask whether the existing curb or opening can be inspected before ordering parts.

Imagine one estimate lists exterior sealant and another includes a new flashing kit with surrounding shingle work. Ask each contractor to explain the diagnosis and whether the proposed work is temporary or a completed repair. The price difference alone cannot settle the choice.

Save the installed unit and flashing information with progress photographs. If warranty coverage is offered, identify the exact terms and qualifying installation; avoid a generic no-leak promise without its document.

Request a condition assessment before replacing a serviceable unit or repeatedly patching an unresolved source.
