Record when and where moisture appears
Note whether the moisture follows rain, cold weather, showers, or another recurring condition. Photograph accessible stains with dates. Tell the inspector about recent insulation, exhaust-fan, heating, or roofing changes.
The Department of Energy's durable-attic guide explains that attic moisture can enter from different directions. Investigation should account for both the roofing above and air or moisture movement from the home below.
Separate evidence from a diagnosis
A contractor should explain what observations support a roof leak and what supports condensation. The assessment may need an attic or building-envelope specialist as well as a roofer. Avoid accepting a diagnosis based only on the presence of damp insulation.
For example, moisture around a disconnected bathroom exhaust duct calls for investigating that discharge path. A stain beneath a damaged flashing during rain calls for investigating exterior entry. Neither example rules out an additional problem elsewhere.
Adding a powered attic fan is not an automatic solution. PNNL's attic-fan guidance explains that pressure effects can draw indoor air into an attic. The whole assembly needs consideration.
Approve work tied to the cause
